1.  Travel cots, high chairs and stair gates can be provided. These items should be reserved at the time of booking - no linens are provided for the cot.

2.  We will provide a supply of fuel at the beginning of the season, guest are expected to replace what they use from the local shop, which will deliver as necessary.

3.  The receipt of an initial deposit is treated as a firm booking and, if accepted, the hirer becomes liable for the full balance of the charges which are payable six weeks prior to the commencement date of the holiday. Non-payment of the balance of the hire charges by the due date will result in the treating the of the property as being available for re-booking.

4.  If the hirer cancels a confirmed booking he/she remains liable for payment of the full cost of the holiday. Upon receipt of written confirmation of the cancellation from the hirer, we will endeavour to re-let the property and if successful will make a full refund to the hirer less an administration fee of £65 (from the full rental cost, or £6.50 if only a deposit has been paid), and any other expenses incurred in re-letting. Customers should be aware that the deposit will only be refunded when the cottage is re-let at the full rental, and last minute bookings can be let at a reduced rate.

5.  The property is offered on the understanding that no more than the maximum number of people (six) shall use it, except by prior written agreement.  Under no circumstances will sofas be used for overnight sleeping arrangements.

6.  The hirer may not sublet all or part of the accommodation. The person completing the booking form is responsible for all occupants and their guests.

7.  The hirer is responsible for the condition of the property and its entire contents during the hire period.

8.  Please report any damage, loss or breakage as soon as they occur. The hirer will be responsible for the full cost of repairs, replacement or any exceptional cleaning necessitated by the negligent act or omission of any of your party.

9.  The hirer shall leave the property in a clean and tidy condition prior to vacating it.

10.  The person held to be responsible for the hiring party will be the person who paid the deposit and /or balance payment. Owners reserve the right to decline to hand over the properties to any person or persons who in their opinion is not suitable to take charge. In such cases, hire charges shall be refunded in full and the liability of the owner shall cease.

11.  If an owner is prevented, because of circumstances out with his control (e.g. fire damage, drought, or the interruption of utility supplies), from putting his property at the disposal of the hirer, the hire charge shall be refunded in full but the hirer shall have no further claim against the owner.

12.  Owners reserve the right to terminate occupancy of the property without notice or refund in the case of a breach in this condition.

CHILDREN

Children are very welcome. Parents are responsible for the safety and supervision of any children staying or visiting the property at all times. Children under the age of 14 must not be left unsupervised in the property.

SMOKING

There is a strict no smoking policy at Carrachan Cottage.

The contract effected between the hirer and the owner of the property is in the terms of schedule 4 section 8 of the housing (Scotland) Act 1988 and confers on the hirer the right to occupy the property for the period agreed for holiday purposes only.

The proprietors have taken every care to ensure the accuracy of the property description and all information is given in good faith and believed correct at the time of going to press, but we cannot be held responsible for changes beyond our control or be liable for any act, neglect or default resulting in loss, injury or accident caused by the hirer.
